Years of experience have taught us to be picky with who we team up with. A company’s reputation is heavily affected by those it works with, so we know that working with a Landlord who doesn’t think like we do just won’t work.

We’ve worked with landlords who have expected us to break the law by moving a tenant in without a gas safety record to hand (‘it’s been done, I just don’t have a copy of it’). We’ve been asked to move tenants into sub-standard properties (‘it’s OK I’ll sort out the leak once I’ve got the rent to pay for it’) and we’re always being asked to do a tonne of work for next to nothing.

I’m happy to say that those days are gone. We’re very lucky to be established in the local market and to be in a position where we can choose who we work with.

We hold very high standards for ourselves and therefore expect our landlords (and our tenants and contractors for that matter) to do the same.

Breaks the law. There are over 150 pieces of legislation relating to letting a property so it’s not surprising that a lot of landlords are simply unaware of many of them. Luckily, we know the law and we will ensure that anyone working with us does too.

Has sub-standard properties. We like to deal with good quality properties that will attract and retain good tenants.

Is looking for a rock-bottom fee. Any landlord looking for the lowest fee in the market cannot possibly be aware of the complex business of letting and managing a property in today’s market. Judging a letting agent on their fee is a very naïve way to pick someone to let a property.

Wants to instruct multiple agents. It’s understandable that a landlord will want to let a property quickly but a quick let isn’t always the best option. It’s much better for an agent to be able to work on getting the right tenant rather than a quick (and possibly unsuitable) tenant just to beat the competition. Doesn’t hold the same values as us. We value professionalism in everything we do. We also value the tenants that we let to. In our experience those landlords who show contempt for tenants in general are unlikely to hold the same values as us and problems are bound to occur in one shape or form at some point during the tenancy.
