An overview of what we can provide for you

We understand that different landlords need different things from us as Agents depending on their experience and ability to able to respond to a tenant’s demands, therefore we offer three different service levels to suit your needs.

Let Only

  • Visit the property to provide a full market appraisal and advise on suitable marketing price
  • Prepare particulars of the property ready for marketing
  • Market the property for Letting on various portals including Rightmove, On The Market and our own website
  • Screen applicants prior to viewing to ensure they meet the criteria for letting
  • Informally ‘interview’ the applicants at the viewings in order that the Landlord is given enough information to decide upon any application for let received
  • Refer applications to rent to the Landlord with recommendations
  • Once a Landlord has approved an application – obtain full references via a third party referencing company (income and landlord where available) on all prospective Tenants
  • Inform the Landlords of Safety Regulations to adhere to prior to a tenancy being set up
  • Prepare the Tenancy Agreement and all relevant move in documents to comply with current legislation
  • Collect the first month’s rent monies in advance
  • Collect a security deposit (being one month’s rent plus £200) and pay it into the Deposit Protection Scheme (DPS) (or to the Landlord where they provide proof of their registration with another accredited scheme). Where we register the deposit we will also issue the Tenant with the appropriate prescribed information
  • Prepare an Independent Inventory if instructed (additional charges apply)
  • Check the Tenants into the property if instructed (additional charges apply) we will
  • Agree the inventory with the Tenants and provide you with a copy of the signed inventory
  • Take meter readings and informing utility companies of the change

Let and Rent Collection

(in addition to the let only service)

  • Make arrangements for the collection of the rental
  • Prepare monthly statements
  • Chase any late rent
  • Issue notice to quit or section 21 notice as appropriate (if instructed – additional charges apply)
  • Check the Tenants out of the property at the end of the tenancy (optional – Additional Charges apply)
  • Rent reviews (Additional charges apply)

Fully Managed

(In addition to the let and rent collect service)

  • Arrange for any property maintenance and repairs as per your instructions (subject to Terms of Business)
  • Keep a float of at least £250 for emergency repairs/maintenance to the property
  • Carry out regular property visits and report to the Landlord
  • Liaise between Landlord and Tenant
  • Supervise that the Tenant(s) comply with the Terms of the Tenancy Agreement signed
  • Review rental values and renewal of tenancies
  • Arrange for check-out of the Tenant at the end of the Tenancy (additional charges apply)
