It is true that any agent can sell a house* but not all agents are in it for the long haul. If you want an agent to help you every step of the way, make sure they have a full time Sales Progressor
Your solicitor will communicate with each solicitor either side of you but your Sales Progressor can liaise with all estate agents in the chain and keep information flowing. They can find out when surveys are being done, whether mortgage offers have been received, when local searches have been applied for, what queries have been raised and check that answers are responded to promptly.
Single Point of Contact
Your full time Sales Progressor will be available for you to contact directly by phone, email or pop in to see face to face. The last thing you want is to ask for an update to be told their out of the office doing valuations or viewings. So check if there’s a full-time Sales Progressor that will be working for you all the way through to completion.
Having someone working for you who’s done all this before (many times), is familiar with the process, has loads of experience in property sales and knows the local area really well, will be invaluable to you. Knowing about Area K in Whiteley for example and explaining to buyers at the start means they don’t get spooked later on when it comes up or pull out of a sale because of the extra charges.
We’re all guilty of it, whatever field we work in we pick up jargon and assume everyone understands it. Your experienced Sales Progressor will be able to explain everything and give you more information when you need it. Whether it’s your restricted covenants, an unregistered title, management packs or spray foam insulation, you can be sure that we’ve come across it before.
There are times when your patience gets frayed, it feels like the process is endless and you think you’re never going to move home. It can be one of the most stressful times but having someone to liaise with who has visibility of everything that’s going on can really help. There is nearly always a way through a problem and your Sales Progressor is the best person to work it out and having a full time job just for sales progression means they will have the time and dedication just for you.
