Anyone (including Bob) can set up an agency, take money from prospective tenants and landlords and manage properties. With no qualifications or experience. There is currently no mandatory regulation for letting agents!
Scary isn’t it?
Thankfully, the government are now committed to regulating the industry going forward. Who knows how long that will take – they’ve got quite a lot on their plates at the moment as it is…
In the meantime, why risk what is probably your most valuable asset to an agent without any such regulation?

Our memberships include ARLA Propertymark, Southampton Rental Charter and the Property Ombudsman. One of the many benefits of being part of these organisations is that we have access to information on legislative changes and training.
To be part of these organisations we need to subscribe to a strict code of conduct. In particular, Propertymark insists that members:
- are backed by a Client Money Protection (CMP) scheme,
- are required to undertake regular training and log this training with Propertymark,
- are members of a Government approved independent redress scheme,
- are kept up to date with complex legislative changes and best practice
- submit independently audited financial accounts to Propertymark,
- hold professional indemnity insurance.
Our membership of ARLA Propertymark also means that we have access to their legal helpline for expert legal advice – a great asset for our managed clients as we are able to consult a trained property solicitor to discuss legal issues at no extra cost to them.
